Tathawade vs Wakad: Which Is Better for Homebuyers in 2026?
Tathawade vs Wakad compared on location, prices, connectivity, Metro Line 3, traffic and water supply, with Knight Frank data and projects to look at in each area.

Tathawade vs Wakad is one of the most common comparisons Pune homebuyers make, and for good reason. The two areas sit next to each other in Pimpri-Chinchwad, close to the Hinjewadi IT parks, and many projects marketed as "Downtown Wakad" or "New Wakad" are actually in Tathawade. Yet they offer quite different buying experiences.
This guide compares Tathawade and Wakad on location, connectivity, prices, infrastructure and buyer fit, using published data where it exists.
Where they are
Both Tathawade and Wakad fall under the Pimpri-Chinchwad Municipal Corporation (PCMC), on the western edge of the Pune metropolitan area.
- Wakad is the more established neighbourhood, between Hinjewadi, Pimple Saudagar and the Mumbai–Bengaluru highway. Landmarks include Bhumkar Chowk, Wakad Chowk and the Phoenix Mall of the Millennium, which opened in 2023.
- Tathawade lies just west of Wakad, along the Mumbai–Bengaluru bypass, between Wakad and Punawale. It is known for education institutes, including the JSPM campus, and for newer residential projects.

The quick comparison
| Factor | Wakad | Tathawade |
|---|---|---|
| Character | Established, busy residential and retail hub | Newer residential growth area |
| Civic body | PCMC | PCMC |
| Social infrastructure | Mature: schools, hospitals, malls, restaurants | Growing, with education institutes nearby |
| New supply | Mix of established and new projects | Mostly newer projects and townships |
| Traffic | Known congestion at Bhumkar Chowk | Highway access, with service-road bottlenecks |
| Typical buyer | Families wanting an established area | First-time buyers and those wanting newer projects |
Prices: what the data shows
Knight Frank's India Real Estate H1 2026 report tracks Wakad as one of its West Pune locations:
- Wakad: ₹12,115 to ₹12,588 per sq ft in H1 2026, with no change over 12 months. That followed a strong year: in H1 2025, Knight Frank recorded Wakad prices up about 18% year on year.
- For comparison, Baner was ₹16,418 to ₹16,987 per sq ft (up 4%) and Hinjewadi ₹11,140 to ₹11,309 per sq ft (up 4%).
- Knight Frank does not publish a separate price range for Tathawade. It does name Tathawade among the West Pune micro-markets with a large share of new launches.
The same report shows unsold homes in West Pune rising 23% year on year to about 24,300 units, or around 4.8 quarters of sales. More supply and flat prices in Wakad mean buyers in both areas currently have room to compare and negotiate.
These are Knight Frank's ranges for the projects it tracks, not quotes for any single project. Prices vary widely with the developer, tower, floor and specifications, so always get a current cost sheet.
Connectivity
Both areas are well placed for the Hinjewadi IT parks and the Mumbai–Bengaluru highway, which links to the Mumbai–Pune Expressway.
The big change on the horizon is Pune Metro Line 3, the elevated line from Hinjewadi to Shivajinagar, which includes a Wakad Chowk station. By late September 2026, the Commissioner of Metro Rail Safety had cleared 17 of its 23 stations, and the launch date was still awaited. Once it opens, Wakad Chowk will give both Wakad and Tathawade residents a metro option towards Hinjewadi, Balewadi, Baner and Shivajinagar.
Day-to-day road traffic is the main concern. Bhumkar Chowk appears on PCMC's list of severely congested junctions, and residents have reported daily jams around Bhumkar and Bhujbal Chowk, linked to unfinished road widening and encroachments. Visit any shortlisted project at peak hours before deciding.
Water supply: ask before you buy
Water is a real issue across Pimpri-Chinchwad. In autumn 2026, PCMC was supplying water on alternate days, with a shortfall against demand, and the city's housing society federation said societies in Wakad, Tathawade and Punawale rely on tankers. A new source, the Bhama Askhed scheme, has faced delays.
For any project in either area, ask:
- how the society currently gets water, and how much it spends on tankers
- whether the project has a PCMC water connection or is waiting for one
- what rainwater harvesting and storage capacity the building has
Who each area suits
Wakad may suit you if:
- you want an established neighbourhood with schools, hospitals and retail already running
- you are happy to pay for maturity and convenience
- you prefer a wider choice of resale and ready homes
Tathawade may suit you if:
- you want a newer project with modern amenities
- you are a first-time buyer comparing value across West Pune
- you work in Hinjewadi or Wakad and want highway access

The PROPHUNT view
The Tathawade vs Wakad decision comes down to maturity versus newness. Wakad offers an established neighbourhood at prices that have levelled off after a strong 2025. Tathawade offers newer projects and highway access, with infrastructure still catching up. Both sit close to the Hinjewadi IT parks and will benefit when Metro Line 3 opens. Check traffic and water arrangements in person, and compare complete cost sheets rather than headline rates.
