Pune Metro Line 3 (Hinjewadi–Shivajinagar): What It Means for Property

Pune Metro Line 3 from Hinjewadi to Shivajinagar opened on 4 November 2026: open stations, timings, fares, and what it means for property in Wakad, Balewadi and Baner.

An elevated metro train passing over a road lined with office and apartment towers in Hinjewadi

Pune Metro Line 3, the elevated line from Hinjewadi to Shivajinagar, is the most important transport project for homebuyers in West Pune. Passenger services began on 4 November 2026, and it now connects the Hinjewadi IT parks with Wakad, Balewadi, Aundh and central Pune, with the Baner stations still to open, the same corridor where thousands of people now spend an hour or more in traffic every day.

This guide covers the route, where the project stands, and what Pune Metro Line 3 is likely to mean for property in the areas it serves, separating what is known from what is still marketing.

The project at a glance

  • Interchanges: with the existing Pune Metro lines at District Court (open now) and Shivajinagar (opening later). Line 3 needs its own ticket.
  • Stations: 23
  • Owner: the Pune Metropolitan Region Development Authority (PMRDA)
  • Built and run by: Pune IT City Metro Rail Ltd, a company set up by Tata's TRIL Urban Transport and Siemens, under a 35-year public-private partnership
  • Interchanges: with the existing Pune Metro lines at Shivajinagar and the District Court

The line runs through Hinjewadi Phase 1 and 2, Wakad Chowk, Balewadi (including Balewadi High Street), Baner, Aundh, the university area and Shivajinagar.

Where the project stands

Pune Metro Line 3 has been delayed several times. Its original deadline was March 2023, and opening targets through 2026 slipped month by month. Recent milestones, based on published reports:

  • July 2026: the Commissioner of Metro Rail Safety (CMRS) gave provisional authorisation for the first section, from Maan to Balewadi, covering 12 stations.
  • September 2026: CMRS cleared five more stations, bringing the total to 17 of 23.
  • 3–4 November 2026: the Prime Minister inaugurated the line on 3 November, and passenger services began at 6 am on 4 November at 17 stations, from Maan to District Court.
  • Still to open: six stations, at Balewadi High Street, Balewadi Phata, Baner Gaon, Baner–Pashan Link Road, Bhosale Nagar and Shivajinagar. Trains pass them without stopping.

The last six stations have their own targets, which can still move, so check before you rely on one for a daily commute.

Pune Metro Line 3 timings, fares and open stations

  • Timings: trains run from 6 am, every 6 minutes at peak times and every 12 minutes otherwise. Press reports put the last trains at about 10.30 pm from Maan and 11.40 pm from District Court.
  • Journey time: about 45 minutes from Maan to District Court.
  • Fares: distance-based, from about ₹12 to ₹62 for the full line, per the operator’s fare chart as reported. Line 3 tickets are separate from the older Pune Metro lines, so a trip that changes at District Court needs two tickets; the Pune One app, WhatsApp tickets and the National Common Mobility Card work on both.
  • Open stations (17): Maan, Maan–MIDC Circle Phase II, Maan Bus Depot, Hinjawadi Phase II Circle II, Hinjawadi Phase II Circle I, Padmabhushan Chowk, Shivaji Maharaj Chowk Hinjawadi, Hinjawadi Phase I, Wakad Chowk, Shiv Chhatrapati Sports Complex, Mitcon Balewadi, R K Laxman Museum Balewadi, Aundh, Sakal Nagar, Savitribai Phule Pune University, Agriculture College and District Court.
  • Opening later: Balewadi High Street and Balewadi Phata, expected by the end of November 2026; Baner Gaon, Baner–Pashan Link Road, Bhosale Nagar and Shivajinagar, expected in stages by January 2027. Until Shivajinagar opens, use Agriculture College or District Court for central Pune.

Early riders also reported limited parking and patchy last-mile links at some stations, so check how you would reach the station from home, not just the timetable.

What it means for property

Commutes, not just prices

The clearest benefit is time. Today the drive between Hinjewadi and Baner, Aundh or Shivajinagar can take an hour at peak times. A reliable metro gives residents along the line an alternative to the roads, and makes homes within walking distance of a station more practical for people working in the IT parks or central Pune.

That matters most for:

  • Wakad and Tathawade, near the Wakad Chowk station, close to the Hinjewadi employment hub. See our Tathawade vs Wakad comparison.
  • Balewadi and Baner, where Balewadi High Street and the Baner stations put an established residential area on a direct line to both Hinjewadi and central Pune.
  • Hinjewadi and Maan, where residential projects can now offer a metro ride to the IT parks.

Prices: be careful with the claims

You will see marketing that promises a fixed premium for homes near a metro station. We could not find independent transaction data for Pune Metro Line 3 to support any specific figure. Developers interviewed in the press expect the line to support demand in Baner, Balewadi, Wakad and Tathawade, which is reasonable, but those are expectations, not measured price effects.

Published data shows the corridor is not a one-way bet. In Knight Frank's H1 2026 report, Baner and Hinjewadi prices rose about 4% over the year, while Wakad was flat after a strong 2025, and unsold stock in West Pune rose 23%. Buy for the commute and the project, not for a promised metro premium.

How to judge a project's metro advantage

  • Measure the walk, not the map distance. Check the actual walking route from the gate to the station, including road crossings.
  • Check whether the station is open yet. Seventeen stations opened on 4 November 2026. Balewadi High Street, Balewadi Phata, the two Baner stations, Bhosale Nagar and Shivajinagar open later.
  • Think about noise and access. Homes very close to an elevated line can face noise, while roads near stations can become busier.
  • Do not pay for a promise. Compare prices with similar projects slightly further from the line before accepting a "metro premium".
  • Check everything else too: the developer, carpet area, total cost and MahaRERA registration matter more than the metro.

The PROPHUNT view

Pune Metro Line 3 is a genuine improvement for West Pune, especially for people who work in Hinjewadi and want to live in Wakad, Balewadi or Baner. It is a good reason to favour a well-located project near the corridor. It is not, on its own, a reason to pay any premium a brochure asks for. Check the walking distance, compare prices fairly, and look at the whole project.
